Oahu Golf Course Frontage Homes on Private Country Club Golf Courses (Honolulu - Kailua - Ewa Beach)
/honolulu golf course frontage home
There are less than a handful of private, membership-only golf clubs on Oahu. However, there are many (40+) public and municipal golf courses on Oahu. The private golf clubs on Oahu have various levels of membership, usually including social, as well as golf memberships. Most of the private country clubs have facilities that encourage even non-golfing family members to enjoy the membership, such as social activities, restaurants, gyms, pools, exercise classes, and tennis courts.
Real estate in any of these Country Club Golf Course areas tends to be on the expensive side of Oahu’s median sale prices. However, sometimes, there are both single-family and townhome/condo options in the area, making living in a home with golf course frontage or near a golf country club on Oahu a bit more affordable.
HONOLULU
There are three private golf country club options in Honolulu: the Waialae Country Club in the Honolulu Diamond Head region, the Oahu Country Club in the Honolulu Metro (Nuuanu) Region, and the Honolulu Country Club in the Honolulu Metro (Salt Lake) Region. Each has a very different situation as to homes with golf course frontage or in the area.
Waialae Country Club Homes
According to its website, the Waialae Country Club is a world-class
“non-profit private country club that provides for its members, their families and guests a PGA Tour quality golf course, health and recreational facilities and activities, entertainment and educational programs and an atmosphere conducive for fellowship and enjoyment. …
Established in 1927, the course's initial design was by Seth Raynor with changes over the years by Robert Trent Jones, Desmond Muirhead, Rick Smith and most recently Tom Doak. The golf course at Waialae is world-renowned for its location and natural beauty. The coconut trees forming the iconic “W,” or Waialae’s living logo, play backdrop along with the Pacific Ocean to the green on the member's 7th Hole. Waialae features fairways lined with stands of coconut, monkey pod and kiawe trees and 83 strategically placed bunkers that come into play for any golfer. The course is cooled by gentle trade winds and features well-tended and manicured Bermuda grass tees, fairways, and greens.
Each year, Waialae has become synonymous with the start of the PGA Tour season and is one of only 40 private country clubs in the United States chosen to host a sanctioned PGA Tour event. The course plays to a par 70 for the Sony Open and measures 7,020 yards from the Championship Tees, 6,456 yards from the Member Tees, and 5,962 from the Forward Tees.

The Waialae Country Club is located in Kahala, oceanfront, and next to the Kahala Hotel & Resort. This is a well-known, prestigious area of Honolulu, Oahu. Shopping and amenities in the area include the Kahala Mall, with a Whole Foods and movie theaters, and many restaurants, shops, and services. There is also Kahala Beach Park, with its uncrowded and dog-friendly, sandy & calm stretch of beach, perfect for walking, swimming, or picnicing families. Kahala is about 5 minutes East of the Diamond Head Crater and 15 minutes from the Waikiki area, on Oahu’s South Shore.
Honolulu neighborhoods bordering the Waialae Country Club & Waialae Golf Course are Kahala Area and Waialae Golf Course. These are two of the most expensive areas of the island of Oahu. Homes sold in these two neighborhoods in 2024-2025, generally started around $2M, for a 1957, 1,500 sf fixer upper, and go up to $45M for a 1.5 acre oceanfront estate. Other nearby luxury home neighborhoods include Black Point, Puu Panini, and Diamond Head, and across the Kalanianaole Highway, the hillside / ocean view neighborhoods of Waialae Iki & Kahala Kua are options to live relatively near the Waialae Country Club. Only Black Point and Waialae Iki 5 (in upper part of Waialae Iki) and Kahala Kua offer gated options. Further East, Hawaii Loa Ridge is also a gated luxury home community. Slightly more affordable areas nearby the Waialae Country Club include Waialae Nui Ridge and Kaimuki.
Only three Golf Course Frontage Kahala Area Homes have been sold in the Kahala Area since 2020. A 1932 ~1,600 sf fixer, for $1.86M, and two others, in nicer condition, that each sold in the $3M range. Only five Golf Course Frontage Waialae Golf Course neighborhood homes have sold since 2020. The prices for these homes ranged from $2,700,000 to $5,400,000.
Condo options in the general area include the Kahala Beach Apartments, which are leasehold, and not a great option for most, with only ~2 years remaining on the lease. Other condominiums in the area are the Regency at Kahala, which is adjacent to the Kahala Mall and offer luxury condominiums with ocean views. One bedrooms generally sell in the 900K-1.1M range, and 2 BRs in the “Kahala Regency” range in price from $1.3-1.75M. On the other side of the Kalanianaole Highway, across from the Kahala Mall, there are also the Kahala Towers condominiums. These condos range in price from about $500K to $750 for 2 and 3 BR units and many have views of the Waialae Golf Course and ocean.
None of these areas are technically affiliated with or part of the Country Club, nor does living in them guarantee membership into the Country Club or any special benefits therein. Membership into the Waialae Country Club is by invitation only from current members. We have been told the initiation fee is about $70,000 and annual dues are about $13,200 annually, but these figures have not been confirmed by the Club. The Club is very exclusive and we are told that it has a waiting period to have full golf privileges. Basically, it is difficult to get information from the Club, unless from a member, if you are joining.
Oahu Country Club
According to its website, the Oahu Country Club, is
“Located just ten minutes from downtown Honolulu, Oahu Country Club is one of Hawaii's first and most prestigious member-only golf clubs. Hidden behind the tranquil mists of Nu'uanu valley and beset on all sides with towering and majestic green mountain faces, the property upon which the Club sits, otherwise known as Waolani, or "heavenly wilderness," traces its history of ownership back to Hawaiian Royalty under King Kamehameha III. Approximately four-hundred feet above sea level, the Club offers members and guests alike breathtaking views of the Honolulu skyline and Pacific Ocean unlike any other.
… The Oahu Country Club’s Golf Course in replete with verdant hillsides and fast greens, Oahu Country Club's 18-hole course is as challenging as it is beautiful. Designed by William Bell and known as "The Grand Dame" among golf courses in Hawaii, the course's dynamic changes in slope, elevation and wind direction demand thoughtful club selection and execution to the letter. … The course's current length and score is 6,041 yards and par 71, respectively.… Membership at Oahu Country Club is by invitation only and is offered through various categories to suit members' needs and preferences.”
The Oahu Country Club also has various levels of membership Regular, Intermediate, Social, and Out-of-State. Regular memberships currently require an initiation fee of $30,000 and a monthly fee of just over $1000. There is also a quarterly fee of $450. Sponsorship from at least 2 club members is required to be accepted. These fees are not guaranteed and are subject to change at any time.
Though the club is not far from Downtown, there is no other commerce near the Oahu Country Club, as it is in an elevated and wooded natural location, which is adjacent to quiet residential areas. There are less than 50 single-family homes with Oahu Country Club Golf Course frontage. See image above. These are mainly in the Oahu CC and Nuuanu Area neighborhoods of Honolulu, and the Alewa Heights neighborhood overlooks the golf course property, but does not have frontage. Honolulu homes with golf course frontage in this location rarely become available. Only 5 homes with golf course frontage on the Oahu Country Club have come available since 2010 and the last one, which sold for just over $2M was sold in 2014. Today’s prices would be significantly higher. This Club is probably the closest one to Downtown Honolulu, Kaka’ako and the older Metro neighborhoods near the Pali Highway, if one decides to live in these areas.
HONOLULU COUNTRY CLUB
According to its website the Honolulu Country Club:
“established in 1977, is a private golf and country club located in the Salt Lake residential community in central Honolulu. It is a privately owned Club with a distinguished membership of local and international professional, business, and government leaders.

During the day, Members are greeted with a view of green Oahu hills and impossibly blue skies, and at night, city lights glitter beyond the fairways.
The spacious two-story Clubhouse features a luxurious dining room and beautiful banquet facilities for up to 605 people, the Sushi Restaurant, Grill Room, Men’s and Ladies Locker Rooms, a fully stocked Pro Shop, and ample parking. The highest level Local Membership currently has an initiation fee of $10,000, with a monthly fee of $775. There is also a food and beverage minimum. Please contact the club for more information. These amounts are not guaranteed and may change at any time.
There are many homes and condominiums in the Salt Lake area which would be convenient to this Country Club, but none are part of the Country Club. The Salt Lake single family home activity, so far in 2025, ranges in price from about $1M. to $2.5M. The condominium price range in Salt Lake is from $200K for a small studio to $800K for a 3BR unit, making it a more affordable area of Oahu.
WINDWARD OAHU (KAILUA)
Mid-Pacific Country Club
The only private country club and golf course in Windward Oahu is the Mid-Pacific Country Club, established in 1926, in Lanikai, Kailua. According to its website,

The course sits on 163 acres of prime Lanikai land at the foothills of Ka`iwi Ridge, overlooking Kailua town. Breathtaking views of the Ko`olau Mountains and the Pacific Ocean add to the charm of the location. The course was originally carved out of a kiawe forest, which still borders several of the fairways. Coconut palms adorn the front nine and hundreds of Norfolk pines frame the back nine.”
MPCC hosts the the “Jennie K.”, as the tournament is fondly known in the golfing community, which is considered the premier amateur women’s golf event in Hawaii. It is one of only two 54-hole low gross medal play tournaments for amateur women. It also hosts the Mid-Pac Open, one of Hawaii’s premier golfing events and along with ASPGA's State Open remains the only open tournament for Hawaii professionals. The course measures 6,461 yards from the middle tees and 6,784 yards from the back tees and offers a challenging and enjoy able experience to golfers of all skill levels.
OCEANFRONT HOME IN LANIKAI WITH STUNNING MOKULUA ISLAND VIEWS.
The Mid-Pac Country Club is in Lanikai, which is an expensive and highly-desirable neighborhood in Kailua. Lanikai has many homes very near the MPCC but not directly fronting the golf course. Homes in all of Kailua range from about $1.2M and up. Most are in the $1.5-$2.5M range. Homes near the MidPacific Country Club in Lanikai generally start at about $3M and range to $25M for luxury beachfront and oceanfront homes.
The closest commerce to Mid-Pacific CC is the Kalapawai Market and an assortment of beachy shops near Kailua Beach Park. The Mid Pacific Club is very close to Lanikai Beach. The center of Kailua Town is about 1.5 miles from MPCC. Kailua Town has about 40,000 residents and everything you might need in terms of shopping and other commerce, including a Whole Foods and a Target. You can easily live anywhere in Kailua and enjoy the MPCC, but if you would like to drive your golf cart there, you would want to live in one of the areas with frontage on the golf course.
Homes with frontage on the MPCC Golf Course are in the Country Club Knoll, Enchanted Lake, and Bluestone neighborhoods. A few homes in Lanikai also front the MPCC property, or over look the golf course, but are not on the golf course. Only eight Golf Course Frontage Homes in Kailua have been sold since 2022, and they all sold relatively quickly. These ranged in price from $2.1M to $2.65M. However, depending upon the home, golf course frontage homes in Kailua could fetch up to about $3.5M. There are ~40 Mid-Pacific Golf Course frontage homes in the Country Club Knoll neighborhood and here are ~62 Mid-Pacific Golf Course frontage homes in Enchanted Lake. The prices in the Country Club Knoll neighborhood are usually a few hundred thousand higher than in Enchanted Lake, all other things being equal, because of proximity to Kailua and Lanikai Beaches.
GOLF COURSE FRONTAGE HOME IN KAILUA, ON IANA STREET
There are also Bluestone condominiums some with golf course frontage and many with golf course views. Bluestone properties are larger, multi-level 2-4 BR townhomes, which range in price from about $1.2M to $1.85M. The Bluestone property is a beautiful, gated amenity filled property adjacent to the Mid-Pacific Golf Course. One side enters the property from Lanikai near the MPCC and Pillbox Hiking Trail. The other enters from Enchanted Lake and the other end of the Pillbox Hike.
The MPCC has various levels of membership, some of which are tiered, including Proprietary, Limited, Social, and Military. The initiation fee for the highest level of Proprietary members is currently $10,000 and the monthly fee is $1,054. There is a $500 application fee. Members spouses and dependents also have use of club facilities with membership.
Hoakalei Country Club
The Hoakalei Country Club is a prestigious, private, members only club, in Ewa Beach and the only private club on this side of Oahu. Hoakalei Country Club has an 18-hole championship golf course, designed by professional golfer Ernie Els, who aimed to create a course that suited both amateurs and professionals. It's known for its challenging, risk-reward layout featuring numerous water features and bunkers, while also being designed to accommodate golfers of all skill levels. The course's strategic design takes trade winds into account, meaning it can play differently each day, and it offers breathtaking views of the surrounding Ewa plains and mountains. The club includes a clubhouse with luxurious amenities, dining options, and facilities for social events and fitness programs.
Hoakalei means "reflection of a lei" and comes from a Hawaiian legend about the volcano goddess Pele and her sister Hi'iaka's journey across the island chain to retrieve Pele's lover Lohiau. In the story, Hi'iaka crossed the Ewa Plain and came to see a reflection of herself in a spring while adorned with garlands of lehua blossoms (thus the "reflection of a lei" translation). View the Hoakalei Country Club Instagram.
The Ocean Pointe and Hoakalei developments have many homes in the immediate area of this country club and golf course, many with some golf course frontage and/or views, but membership is not an automatic benefit of living in the community. Ocean Pointe Condos currently range from the $600K’s to the $800K’s. Ocean Pointe single family homes recently sold range from $800K’s to $1.6M. Hoakalei single family homes in Ka Makana and Kipuka recently sold range from about $1M to $2M, with Kipuka being a little less expensive. Hoakalei also just introduced new homes in Kuapapa, called Kekainani, which range from about $2.5M to $3.4M and feature ocean views over Oneula Beach. Hoakalei also has Townhomes from the high $700K’s to the low $800K’s.
